Why private investors?
Our preference is always to work with private investors. We noticed that typical development finance costs around 10% per year but there are also many other dditional fees (1-2%) including early repayment fees which could lead to a deal falling through. In our experience, we find there are often delays between tranches and inspector visits which leads to increased costs.
We quickly realised that there is high interest from people, just like you, who are looking for higher returns than the banks can offer or just don’t have the time or experience to build a property business. You can earn far better returns by investing with us plus you can benefit from having full insight into our projects.
Investing with us can be an educational project. Once a project is underway, there is always a lot going on, so we can give you a site tour and keep you updated with the progress throughout. At each stage of the project, you can visit the site, meet with us and gain knowledge based on ours and our partner’s experience.
Which option will you choose?
Joint Venture (‘JV’)
This is an exclusive opportunity that is only available when a new project is being undertaken. JV projects are usually purposed developments for sale, large conversions or a portfolio building to hold within a company. Partners Development is working on completing documentation, planning permission, surveys, and development. We manage the property through our letting agent, Franka & Partners.
With a JV, the investor holds equity in the project or shares in the company and benefits from capital appreciation until the property is sold or let for rental.
Investment
Projects tend to overlap and we have found that there can be a delay with finance for the development. To counter this, we source finance from external investors for rapid capital injection. Our terms for investment vary from one to twelve months and we offer between 6% and 10% interest per annum.
If you don’t feel that you have the experience or the funds to start a property project yourself, an investment opportunity may suit you better because it will help you gain experience and increase your savings. We’ll share with you first-hand market insight from the development, from both a sale and rental point of view. The minimal amount of investment is £10,000.
